4th West was the bar. They wanted theirs.
Sparks, Nevada, and a clear reference point: Oakmont Properties and STK put 4th West Apartments in Salt Lake City on the table as the comparable and wanted an amenity experience on par with it for new housing here, something that would stand out in the Sparks and Reno market. The concept works three rooms: a rooftop pool with a fire lounge, a courtyard amenity, and an entry plaza. The brief’s own measure was an easy lease-up with the outdoor amenities as the differentiator, so it’s the rooms, not the leasing agents, that had to do the heavy lifting.
